Weekly Market Activity Report

As winter continues its streak of cold and snow, sales activity in the Twin Cities housing market is moving along at a pace you'd expect for the season and at about the same pace as a year ago. Pending sales for the week ending January 30 came in at 650, down very slightly from the mark of 673 seen during the same week last year. Over the last three months, there have been 7,038 signed purchase agreements, up a sliver-sized 0.7 percent from a year ago.

Despite the tax credit being made available to current homeowners, new listing activity has yet to show any noticeable jump. The 1,584 new listings for the most recent reporting week represent a dip of 3.1 percent from a year ago. Total inventory of available homes is still down from last year by 16.5 percent.

In related news, Days on Market Until Sale is still dropping while the Percent of Original List Price Received at Sale is still growing. While that's good news on both fronts for home sellers in general, different price points and neighborhoods are experiencing dramatically different market conditions.

NEW! Direct Agent MLS Billing is Here!

Beginning April 1, the Minneapolis Area Association of REALTORS® will be implementing Direct Agent MLS billing. Agents with access to the MLS will receive their first-ever "individual" statement on April 1. Agents are now responsible for paying their individual MLS bill directly to MAAR.

To ensure that you receive your bill, please verify that the address we have on file is correct:

  • Go to mplsrealtor.com
  • Click the "My Account" tab (at the top)
  • Log in and select "Review or Change Member Personal Information" to check and update your email address

Brokers: A letter with detailed information will be sent to you this week.

Fob-U-LessNorthstarMLS to Eliminate the Need for Key-Fob SafeMLS Tokens
In a few weeks, NorthstarMLS will adopt the newest version of SafeMLS security that will make it easier and more convenient for you to access NorthstarMLS while increasing our ability to identify and stop unauthorized use of our services. It eliminates the need for the push-button "key-fob" tokens to access NorthstarMLS! The new Secure Login combines information you enter at login—a User ID, PIN and password—with a technology that recognizes your keystrokes and computer use patterns to verify your identity.

We are working through some technical details and a plan to rollout this Secure Login and will keep you posted as we get closer to implementation. Until then, the SafeMLS key fobs are still required for NorthstarMLS access and must be replaced if broken or lost. If you are a new member, we will issue you a temporary password that you can use until the new system is up and working. Please contact Aubray Erhardt for your temporary password at aubraye@mplsrealtor.com.

MAAR Membership Meeting
MAAR will hold a membership meeting on Thursday, February 18 at 10:45 a.m. at our office located at 5750 Lincoln Dr to vote on proposed amendments to the bylaws in reference to direct agent billing of MLS fees and assessor access to MLS data. City of EaganEagan Implements Inflow and Infiltration Inspection Program
The City of Eagan will be implementing a mandatory Inflow and Infiltration inspection program beginning in February.

Properties subject to the program are located in three districts that were identified as the major Inflow & Infiltration problem areas. Roughly 2,600 properties will be subject to these inspections which the city expects will be completed within one year.

The sewer service inspection itself will not have a cost to the property owner. However, if the inspection identifies any issues, a follow up "Corrective Work Order" will be sent to the property owner requiring repair to be completed within 60 days. If the property owner does not schedule an inspection upon receiving a letter from the city to do so, or if the property owner does not complete the necessary repairs within 60 days of receiving the Corrective Work Order, the property owner's utility bill will have a $150 surcharge per month of noncompliance until a Certificate of Compliance is issued by the City of Eagan.

In the case of noncompliance, the property owner will be responsible for paying for 50 percent of the corrective work in addition to the City Permit fee of $50.50. The City of Eagan will pay for the remaining 50 percent of the cost of repair. For property owners who need financing, the city will spread the cost of repair as a special assessment on the property tax for up to five years at 4 percent interest. | MORE INFO

NAR extends the application waiver deadline

REALTORS® can still earn the SFR Certification without paying extra bucks for it! NAR has extended the time period for waiving the $175 application fee for the SFR certification to March 31. So, watch those webinars, sign up for class, and get your application turned in soon!

MAAR will be holding more classes to allow our members to earn this certification and learn about this oh-so-relevant topic in a very inexpensive manner. Class is still only $69 for 6 hours of CE.

NEW Courses in the Spotlight

RESPA Now, Monday, March 1 from 1–4 p.m.

Effective January 2010, the world of applying for a loan and the actual closing of the real estate transaction changed dramatically. Real estate agents are often called upon to work with mortgage bankers and title/escrow staff on behalf of a consumer, and so it will be critical that real estate agents become familiar with the changes in how the consumer works with the lender in applying for a loan and acquires a Good Faith Estimate. It will also be important to have knowledge of how the GFE and the HUD-1 will now more closely relate to one another and how the HUD-1 closing document will be modified.

Reach Them Where They Are: Online!, Thursday March 4, 9 a.m.–noon
Tools like Facebook, Twitter, LinkedIn, Postlets, etc., are cost-effective ways to connect with clients and share knowledge. But just as with printed communications, privacy, fair housing and ethics rules apply to online communications. This course reviews popular social media tools and their applications for real estate, focuses on protecting your clients' privacy and interests online, and provides tips to share with clients so they understand what rules they too must follow when discussing their buying and selling experiences online. (Note: Course is open to any skill level but most applicable to agents already using or familiar with these social media tools.)

As mentioned, new classes will keep appearing on our calendar as we schedule them. The most recent additions are hands-on MLS classes on March 3 (Matrix) and March 10 (Matrix CMA). VIEW MAAR'S ONLINE CALENDAR and advance to March to learn more. Or sign up online (see instructions below).

2010 Courses Revealed!
EPD is excited to announce that you can register for March and April classes online! Keep checking because we will add new classes as they are prepared. How to register online:

  1. Go to the MAAR website at www.mplsrealtor.com
  2. Click "My Account (top of web page)
  3. Enter your "Logon ID" (MAAR/MLS number) and "Password" (if you have never accessed IMS your password is up to the first 8 letters of your last name, all lowercase)
  4. Under the "Education" heading, click on "Education Calendar and Registration"
  5. Click on the class you wish to register for
  6. Click on "Proceed to Registration"
  7. Click "Add to Cart" (at this point, the class is just in your cart; you are NOT registered yet!)
  8. You can "Register for More" or you may complete registration by paying for the class or classes OR charging your education card.

Only once your education card or credit card has been charged will you be registered for the class or classes. You will automatically be emailed a receipt for your classes. If you don't receive a receipt, you did not complete the registration process.

With the course schedule now available, you will want to snatch up your very own $99 Unlimited CE Pass for 2010. There are only 500 available for purchase, on a first-come, first-served basis. You can purchase it online, over the phone, or by paying here at our office. You will need to wait until approximately 9:00 a.m. the next business day for your card to be activated which allows you to register. Get yours now while supplies last!

Please be aware of the most important change in terms for the 2010 Unlimited CE Pass: After three course "no shows" (not attending a class for which you are registered), your CE pass will be terminated.
