MAAR has committed to painting two homes in St. Louis Park from Monday, August 4 to Wednesday, August 6. We would like to see somewhere in the range of 15 volunteers total, and we're still running short.

In the Twin Cities housing market, sales are flat like a New York pizza and supply is down like grandma's comforter. Fortunately for us, the data confirms our kitschy similes. Pending sales for the week ending July 19 are ahead of the same week last year by 3.8 percent, while new listings fell by 13.0 percent for the same time period—positive signs of a market in transition.
The total number of active listings for sale currently sits at 33,410, (comfortably) down 1,722 units—or 4.9 percent—from this time last year. Since the number of new homes coming on the market remains in decline and sales appear to have hit bottom, we can expect total inventory to remain lower than last year for some time to come.

Congress has passed The Housing and Economic Recovery Act of 2008, providing some much-needed stimulus to the housing market. The President is expected to sign the bill on Tuesday, July 29.
The comprehensive bill includes GSE and FHA reforms, an FHA foreclosure rescue, a homebuyer's tax credit, limits on seller-funded down payment assistance programs, temporary increases in VA loan limits, and establishment of a National Affordable Housing Trust Fund, and many other provisions. The bill includes various effective dates for these provisions, so studious review is required.
As with most Congressional actions, this bill is not without some controversy. Some members are not happy about the new limits on seller-funded down payment assistance; others see the program as a bailout for homebuyers who accepted risky loans or used their home equity carelessly.
That said, the bill offers some welcome assistance and could be the kick-start the market needs to push potential homebuyers into action. It will surely be the talk of the town in the coming days. view summary

Listing Manufactured Homes on NorthstarMLS
The recent addition of the "Manufactured Home Yes/No" field makes it easier to identify manufactured homes on the MLS. The following Q & A is a quick guide for agents listing manufactured homes:
What defines a home as "Manufactured" for the purpose of NorthstarMLS?
A manufactured home has a HUD ID number. This is a serial number assigned by HUD that can be found on a metal plate affixed to the outside of the home (also listed on the Data Compliance Certificate). Manufactured homes are built entirely in the factory and constructed to HUD codes.
Should I identify a Modular Home as "Manufactured"?
For the "Manufactured Home Yes/No" field, select "No." Modular homes are built to local, not HUD, standards and therefore do not have a HUD ID number. If you wish, you may identify it as a Modular Home in the Remarks fields or supplements.
What if I am listing a Mobile Home?
Mobile homes are not allowed to be listed on NorthstarMLS. To be listed, a home must be permanently attached to the land. If you are listing a parcel of land that has a mobile home on it but no permanent structure, it must be listed under the Lots & Land property type.

According to our last member survey, the average age of MAAR members is 48, and less than 15 percent of our members are under 35. For the sake of our profession's longevity (and our association's viability), it's in our best interest to get out there and network with the "generation next" that will represent today's and tomorrow's REALTORS®.
Thus, we are looking for agents under 40 years of age interested in participating in a focus group at MAAR's office in late August (details to come).
Topics for discussion will include the creation of a professional network, education options, class formats, service needs, and program offerings—all with the younger REALTOR® in mind.
