Please join us August 4 – 6 (and 7 if necessary)
Paint-A-Thon helps keep low-income seniors and people with physical disabilities living independently in their own homes through the generosity of volunteer teams of painters. MAAR has committed to painting two homes in St. Louis Park from Monday, August 4 to Wednesday, August 6. We will continue through Thursday, August 7 if needed.
We would like to see somewhere in the range of 15 volunteers, and we're running a little slow on volunteer registrations. Lunch, water and soda will be provided by MAAR and/or sponsors. Most of the paint brushes will be supplied also. But we could use a few other things as noted in our flyer.
T-shirts will be issued to all painters while supplies last (see image to the right). You will also receive a certificate of appreciation from Paint-A-Thon and the "thanks" from two wonderful homeowners who are very grateful for our help.
Mary and Milford are the owners of the homes we will be working on. Both are in their 80s and both have immense pride in their homes. "You are the answer to my prayers to help me make my home beautiful," said Mary on a recent scouting mission. You can't beat that.

Details on Last Week's Matrix Outage
NorthstarMLS Matrix was unavailable for a good chunk of Monday last week. The cause of the outage was an underground electrical fire that cut the power to downtown Vancouver where the server hosting facility is located. Repair efforts were hindered by the need to first extinguish the fires and then clear the air to make it safe for crews to enter.
NorthstarMLS fully expects its back-up systems in place to cover them in the event of any disaster so that service is not interrupted. Although the facility in Vancouver has served Tarasoft and NorthstarMLS exceptionally well for four years with no significant interruptions, they were not prepared for every aspect of this emergency and hundreds of businesses such as ours were affected. Thus, NorthstarMLS will be working closely with Tarasoft over the coming weeks to address what happened with the hosting company and will be strengthening their back-up systems as a result.
Thankfully, the emergency fall-back systems that NorthstarMLS put into place several years ago did perform as planned. Throughout the Matrix outage, Home Base was up and running so that agents and office staff could continue to enter new listings, make changes, upload media, etc. The back-up NorthstarMLS system, MLXchange, was also up and running. All new listings and updates went through to MLXchange allowing users to continue to do business. A back-up MLS system will continue to be maintained when MLXchange is replaced by the MLS portion of REsearch Minnesota in September.
NorthstarMLS and Tarasoft apologize for this disruption and assure you that it will be their number one priority to do everything that can be done to reduce the likelihood of this happening again.

No Static at All
We try to keep things fairly local in enotes, but we don't want you to think that we're not paying attention to the BIG stories about real estate that grace the nation's news sources.
We're following along with the Fannie Mae and Freddie Mac story arches with interest. The president of NAR, Dick Gaylord, issued a statement last week that echoes our sentiments:
"The National Association of REALTORS® welcomes the strong response this weekend by the Treasury Department and the Federal Reserve Board in response to the market turmoil and apparent overreactions that began last week affecting Fannie Mae and Freddie Mac. The health of the American economy depends on Fannie Mae and Freddie Mac and the steps taken by the U.S. government make clear that the role of Fannie and Freddie, in making fair and affordable mortgage loans available for home owners and home buyers, must not and cannot be interrupted.
"We support the federal government’s actions and authorization to help ensure the ability of Fannie Mae and Freddie Mac to promote the availability of home mortgage credit during a period of stress in the financial markets. Fannie and Freddie play a central role in our housing finance system, and we agree that they must continue to do so as we work through the current housing correction."

City of Columbia Heights
The City of Columbia Heights is attempting to institute a new Residential Inspection Before Sale (RIBS) program.The draft ordinance is scheduled to be heard by the City Council at their July 28 meeting. If approved, it would take effect August 28. Like other Inspections programs (i.e., Point of Sale) this ordinance will prohibit a home from being sold without inspection and issuance of a final Certificate of Property Maintenance by the city.

The July Housing Supply Outlook is now available. Once again, in the interest of making your time with this detailed report tool as efficient as possible, here's a few items to watch for:
- The new construction market has achieved an important step towards its eventual recovery. The Months Supply of Inventory for new construction properties is now less than at this time one year ago—dropping slightly from 11.0 months in July 2007 to 10.8 today. This figure has been increasing steadily for several straight years. A drastic decrease in new construction inventory is the reason for the decline.
- Condominium prices continue to indicate healthier dynamics than the other property types, with both average sales price and price per square foot up slightly. This submarket seems to have peaked and flattened earlier than others, and also has far fewer foreclosures and short sales affecting overall price data.
- The entire market continues to shift downward to the lower price ranges, in both supply and demand—an indication of the growing prevalence of lender-mediated foreclosures and short sales in the Twin Cities.
